Prep work should include removing all loose paint, either with a pressure washer or by scraping; removing any trace of mildew using bleach and water or a commercial solution, and sealing or covering dark stains; caulking all seams, corners and around windows or trim; applying epoxy filler to repair serious woodwork problems; covering dark stains; sanding all rough surfaces, and priming the bare wood with a bonding primer.

There are several factors that go into answering the question of how much it costs to paint a house. One of the most crucial things to consider is the size of your home since the bigger the surface area is that needs to be painted, the more labor and materials will be required. The professionals at Painting and Decorating Contractors of America (PDCA) have come up with some estimates to help you determine the out of pocket costs. Exterior House Painting Cost
Summer is the busiest time of the year for painters, with some booked up to six months ahead of time, so book well in advance. Homebuyers getting VA loans have run into difficulties with this, so if you’re getting a VA renovation/rehabilitation loan, get all your painting and inspection estimates and work dates booked before you fill out any paperwork with a closing date, or the house will not be move-in ready in time.
When calculating the cost of a project, most painters will use a formula based on the square footage of the body of the home and the linear footage of the trim. This will give them an idea of how much paint will be needed on the home. Once your painter has this base number then they will start to look at things that will add materials, labor, or time to the job and adjust pricing from there.
It’s common to have your doors painted at the same time as the rest of your exterior, particularly when going for a completely new color scheme. Interestingly enough, many homeowners opt to have the exterior door a completely different but complementary color to the exterior paint and trim. For example, a white house with black trim might have a brightly colored Robin Egg Blue front door! The average cost to paint an exterior door is around $125-$150 per door.
Per the PDCA, you will likely pay from $1,500 to $3,000 for an interior paint job on a home that is approximately 1,000 square feet in size. A 2,500 square foot home should cost about $3,750 to $7,500. If your home is around 4,000 square feet, be prepared to pay anywhere from $6,000 to $12,000. Remember, much of the cost depends on any necessary repairs, the cost of labor, and the type of paint you choose.

Oil-based paint provides a smoother application but requires a longer drying time. The extended drying time is helpful if you make a mistake. With this paint, you will also notice more thorough coverage. Some of the disadvantages of this type of paint include the fact that it is a more expensive option, is high in environmentally harmful VOCs, and requires a daunting clean-up with mineral spirits or turpentine. It is prone to cracking, fading, and yellowing. The cost for oil-based paint is $20 to $70 per gallon.

Another type of paint is on the market that claims to be a primer and paint in one. Basically, it’s just thicker paint and costs twice as much as regular paint. Most professional painters aren’t fans, but if you have exterior walls in excellent condition already, and the self-priming paint is the same color as the original paint color, it could certainly save painting time with one coat going on instead of two. The area that you want painted could be made of any number of materials. A professional painter will know what method of surface prep will achieve the best result and ensure the lifespan of the paint. For instance, there are a variety of solvent cleaners that pros use for things like aluminum, copper, Hardie board, or steel. If you are painting stucco 6, especially if it is exterior, it will require 10 to 30 days after cleaning to thoroughly dry before applying paint. Depending on the level of build-up, bricks, mortar 7, and concrete may require power washing to get them clean enough for paint to adhere and stay put. The material, age, and condition of the surfaces to be painted will also dictate the amount of time and work that are required for proper preparation. An experienced professional is the best person to ascertain what prep will give you the best end result. Exterior House Painting Cost Denver
Wrapped trim is also something painters will keep an eye out for. If the sides of your trim boards are trim color rather than body color, this is what painters call wrapped trim. Wrapped trim does elevate the look of your home however, maintaining wrapped trim will add an additional cost to your paint project. This is because most painters will hand paint trim and wrapping that trim, rather than the sides of the boards being body color will increase the labor and man hours needed to do so.

Some siding on older homes might need so much repair that it is more cost-effective to replace the siding rather than repair it all and then paint over it. Expect to pay between $1,550 and $3,050 for the removal and disposal of old siding and $4,000 to $14,000 for new siding and installation. Expect to pay more if the wood underneath is wet and rotten and needs structural repair work. Denver Exterior House Painting Cost
A fresh coat of paint does not just give your home a brand new look. It also provides protection against pest damage and harsh weather, helps siding last longer, maintains structural integrity, and increases the resale value of your home. That said, painting is still a significant investment and requires a lot of careful consideration and planning in order to get the best results. From choosing the right color and finish for a room to buying painting supplies, there are a number of things you need to keep in mind before hiring a painter.
Having exposed eaves 6 not covered by a soffit 4 is uncommon, but can be found occasionally. Painting the eaves can be awkward as they are the roof’s underside that juts out from the house. Some painters may use a sprayer or a roller rather than a brush for this area. Eaves should also be treated like trim, with an average cost to paint of $1-$3 per linear foot. Using a trompe l’oeil technique, a trick of the eye, artists and muralists can transform small, dark, boring, or otherwise challenging interior spaces with creative paint applications. Transforming a blank wall into a 3-D vision is something that requires talent and years of experience. At minimum, a qualified artist will charge $30 per square foot for this type of application. As you're determining the total cost to paint a house, the type of paint used will be extremely significant to your bottom line. One of the key parts of choosing paint for your home will be how long it lasts and how it will look. You'll also need to factor in the cost of primer, which is definitely required for the exterior painting to ensure that it adheres and dries properly. The two main types of paint are latex-based and oil-based.
Most painters charge for their services per painter by the hour. The average rate is around $50 per hour and painter. If you have two painters working on your home, you can expect to pay $100 per hour, while three painters would cost $150 per hour. The more painters you have, the faster they can get the work done, reducing the total number of hours on the job. For priming and painting of the complete exterior of a 1,500 sq.ft. home, including the siding and the trim, the total number of hours needed is around 16 to 32 for a two-person team. This makes the labor portion of this job around $1,600 to $3,200 of the $2,500 to $6,000 total. If there is no need for priming, labor costs can be cut by half. Denver Exterior House Painting Cost

The national average materials cost to paint a house is $0.32 per square foot, with a range between $0.27 to $0.37. The total price for labor and materials per square foot is $1.84, coming in between $1.19 to $2.49. A typical 2500 square foot project costs $4,605.26, with a range of $2,974.53 to $6,235.99. Your actual price will depend on your location, job size, conditions and finish options you choose. Exterior House Painting Cost Denver CO

Shellac primer is very versatile in that it has the fastest drying time and adheres better than all other primers. It permanently covers stains and odors. However, be advised, it has the strongest smell and a sticky consistency. Clean-up is extensive and involves denatured alcohol or acetone nail polish remover. Because of this, a sprayer cannot be used to apply the shellac primer. For shellac primer, the cost is about $20 to $60 a gallon.
Another major factor in how much it costs to paint a house exterior is the amount of trim on the house and how the trim is painted. Painting the trim tends to be a very time consuming portion of most projects. This is because most painters will paint the trim by hand rather than spraying it out. This means, the more trim that is present on your home, the more your paint project will cost. Exterior House Painting Cost Denver
You can help keep your exterior looking its best between paint jobs by performing some basic cleaning and maintenance as needed. This includes inspecting your exterior yearly for signs of damage, wood rot, insect activity, or mold. Addressing these issues quickly can help prevent them from getting worse. You can clean and remove dirt, debris, and moss from your siding using a pressure washer as needed. Exterior House Painting Cost Denver
When repainting a home that has been painted before, the material should first be pressure washed and any loose paint needs to be removed. If necessary, repairs may also need to be made to the existing siding or surface material, and any older caulk 7 may need to be replaced around windows and doors. Depending on the condition of the siding and whether you are making a significant color change, you may also need to prime this siding first before painting. All of this can potentially mean that repainting can result in higher overall costs, although this does come down in part to the quality of the siding. Exterior House Painting Cost Denver
Want even more of an idea on cost?  Looking at our data, in 2019, we painted the exterior of 600 homes with an average job size of $4,500. With an average based off of 600 homes, we had 20 houses that were over $10,000 and 60 homes that were under $3,000. So, you really can see quite a large range between $3,000-$10,000 for exterior painting. Check out our video to learn more: Denver Exterior House Painting Cost

Choose the best quality paint you can afford; it lasts longer. Experts estimate that the outside of a house should be painted every 5-7 years, but less-expensive paint may start peeling or fading in 4 years or less while really high-quality paint will hold up a bit longer. Better Homes & Gardens[1] describes and compares the different types of exterior paint while FastFacts.com[2] reviews specific brands.
Painting new siding that has been pre-primed will have lower costs, closer to $2,800-$3,000, with costs slightly higher if priming is required, starting closer to $3,200-$3,500. This is in contrast to the $2,500 average for repainting existing siding. Keep in mind that costs can vary depending on your location, climate, and the condition and type of siding you are painting, whether new or existing.
When a painter says they will scrape any failing paint they are talking about physically going in with a metal scraper to remove paint from the surface area that is showing significant signs of wear. Typically, painters are looking to remove any paint where the seal has been visibly broken and the edges of the paint are lifting away from the substrate. Once paint has been scraped, you’re left with raw edges and bare wood. It’s very important that these areas are primed before being painted, otherwise the paint will not adhere to the substrate. With that in mind; the more scraping required on your home will require more primer to be used, adding to the overall cost. Exterior House Painting Cost Denver CO
Our second recommendation is to have quality prep work and 2 coats of paint done. While it will cost 30-40% more upfront, you will have to pay that one time, and it will last 10 years or more. If you do not do these two items, your paint job may last 3-4 years, and you will have to pay even more second time around, as by then, your wood siding will have even more rot, so the prep work and rot repair will cost even more, on the second round.
How many colors are on the home?  For each color used on a home, the crew or painter must clean out all of their equipment before introducing the new color. Additional colors also means more masking is required which again, increases labor and materials. Most companies have a standard number of colors that they allow and then have a per color charge for each additional color. We personally allow up to 4 colors and then charge $200/color for each additional color beyond four.
Painters usually find it hard to estimate the cost of prep work accurately. This is because the amount of work required varies greatly from job to job. The more the damage, the greater the amount of prep work required and hence, greater the cost. Dirty walls covered with grease have to be thoroughly cleaned for the new paint to adhere properly. Wood surfaces should be sanded 5 along the grain and dusted clean ($1.80 per square foot). Any cracks and holes in the drywall will also have to have to be repaired ($1.50 to $3.00 per square foot).
Typically, your painter will charge you an additional $300 per room for preparations tasks such as wallpaper removal. Pressure washing the exterior of a standard single-story home will cost you around $275. Cleaning a smoke-stained ceiling can cost you another $100. You may be able to save some money if you do some preparation tasks yourself, such as moving furniture away from the wall, removing pictures etc. Professional painters usually charge around $100 per room if there is a lot of furniture to be removed.

Only really necessary if you’re doing a full makeover for your room redesign, fittings might include anything from light shades and switches or door handles to new radiator models or even fireplace reconstruction. Prices will obviously vary considerably depending on how extensively you want to refit the chosen room. Aim to set a budget somewhere between £500 and £1,500 for fitting redecoration. A moisture meter will let your contractor know if there’s moisture in the stucco before starting. The wetter the material, the less ready it is to be sanded, painted, finished or covered. Your contractor will use a premixed stucco repair patch material to fill any small holes and will paint on dry days to avoid sealing in water. Painting rough stucco requires more paint. Brush painting stucco costs $112 per 100 sq. ft., roll painting costs $55 per 100 sq. ft., and spray painting stucco costs $25 per 100 sq. ft.

Wood is probably the most time-consuming when it comes to preparing it for paint. It has to be scraped and sanded until there isn’t a single chip or bit of loose paint in sight. Any wood siding or trim with wood rot will need to be replaced, and all cracks and holes need to be filled with epoxy filler. Brush painting and roll painting wood siding costs $43 per 100 sq. ft., and spray painting costs $34 per 100 sq. ft. Exterior House Painting Cost Denver

Flat or Matte: If you want no shine whatsoever, flat or matte finish paint is for you. This paint soaks up the light and has the most amount of pigmentation for the most coverage. Use this paint in areas where you won't need to worry about keeping the walls clean, such as a master bedroom or home office. Flat paint can cost around $20 to $50 depending on the color and the brand. Denver Exterior House Painting Cost
