When a painter says they will scrape any failing paint they are talking about physically going in with a metal scraper to remove paint from the surface area that is showing significant signs of wear. Typically, painters are looking to remove any paint where the seal has been visibly broken and the edges of the paint are lifting away from the substrate. Once paint has been scraped, you’re left with raw edges and bare wood. It’s very important that these areas are primed before being painted, otherwise the paint will not adhere to the substrate. With that in mind; the more scraping required on your home will require more primer to be used, adding to the overall cost. Exterior House Painting Cost Denver CO
Wood is also a popular siding option as it is easy and cost-effective to paint, running around $1.00 to $3.00 per sq. ft. for painting. Another popular wood option is T1-11, which is plywood routed to look like planked pieces on the exterior of the home. It is similar to painting wood but costs a little more, running between $1.50 and $4.00 per sq. ft. Engineered wood often comes pre-primed, making the painting process easier unless it is being repainted in a different color. You can expect to pay between $1.00 and $2.00 per sq. ft. to paint this type of siding. Exterior House Painting Cost Denver CO
Prepping a house costs anywhere from $0.50 to $2.50 per square foot. This is almost always included in the total project price. However, the DIYer might negotiate some discounts for completing this work on their own. Be warned, proper prep is key to the quality and durability of the finish. If you do this work yourself, the contractor might no guarantee to finished product. Exterior House Painting Cost
Most of a projects price is the cost of labor at $25 to $75 per hour. However, most contractors bid out based on the entire project which includes all work hours. Hourly rates are only useful if your pro asks to do the job as “time and materials.” However, be wary of this pricing structure, it usually shows the contractor is uncertain how long the project will take. Is there lead paint on the home? Before we get into the additional cost of lead paint, you MUST check with your painter to see if they are lead certified. There are very few paint companies here in Colorado who are lead certified so do you research when it comes to selecting a painter to handle your lead home. Prior to 1978, lead paint was still being used on residential homes. Obviously, what we didn’t know then was that lead paint was toxic and potentially harmful to kids and animals. With that in mind, when painting a lead home the most important thing is containment. Lead paint tends to crackle and pop off the substrate of the home which ends up looking a bit like alligator skin. This means when you go in to prep the home and start scraping those areas, you’ll end up with quite a few lead paint chips. Collecting these in plastic and disposing of them properly is the key safety measure when it comes to addressing lead paint.  Extra thick masking plastic, respirators, and jumpsuits are just some of the additional cost associated with lead paint. The final cost will heavily depend on the size and nature of the painting project. For estimating the quantity of paint required, you will need to know the room wall sizes (length, height, and width), the number of windows, size of windows, the number of doors and size of doors. A standard living room (12’x8’) will require 2-3 gallons of paint using the industry average of 350 sq.ft. per gallon. Depending on the brand of the product and finish type, the cost can range from $30 to $100 for two gallons. If you plan to have a different color on the ceiling, trim or an accent wall, that will have to be calculated separately and would again add to the final cost.

This is the cost for residential grade supplies. Includes the following on average: Paint - Latex Based, Painter and Primer combined, Various Finishes available (flat, satin, gloss, high-gloss), Paints for Wood/Vinyl/Masonry/Stucco/Brick - Others may need specialty pricing, Mold and Mildew Resistant Paint should be used, 15 year warranty preferred and Waste overage and enough to be used for repairs
When calculating the cost of a project, most painters will use a formula based on the square footage of the body of the home and the linear footage of the trim. This will give them an idea of how much paint will be needed on the home. Once your painter has this base number then they will start to look at things that will add materials, labor, or time to the job and adjust pricing from there. Exterior House Painting Cost Denver
Want even more of an idea on cost?  Looking at our data, in 2019, we painted the exterior of 600 homes with an average job size of $4,500. With an average based off of 600 homes, we had 20 houses that were over $10,000 and 60 homes that were under $3,000. So, you really can see quite a large range between $3,000-$10,000 for exterior painting. Check out our video to learn more: Denver Exterior House Painting Cost
It’s common to have the trim on your home painted at the same time as your siding. Window trim, which frames out the windows on your home, can be painted with the rest of the trim, or separately as needed. The average home has 9 windows, with around 40 linear feet of trim. This makes the cost to paint just the window trim around $80-$120. The more windows your home has, the higher the costs.
If you need to paint areas with high levels of moisture such as your bathroom, kitchens, and baseboards, oil-based paint is recommended. This paint is less expensive than latex paint but it also takes longer to dry and creates an unpleasant odor. Oil-based paint contains more volatile organic compounds than latex paint, which means it's not quite as eco-friendly. You can purchase oil-based paint for around $20 to $70 per gallon, but you may find a quality brand for less money than you would if it were latex. Exterior House Painting Cost
