Few things say 'welcome to our home' quite like the front door. Over time, a front door gets exposed to the normal wear and tear of the elements and needs to be refinished. Hiring a painting contractor to save the wood by refinishing it can be a better option in the...

Many of us live for years with interior paint that’s seen better days, or in less-than-inspiring colors, simply because we’re clueless about the cost of having a room repainted. Even if we have the budget for an interior paint job, the “not knowing” can cause us to procrastinate.
Painting the inside and outside of a condo costs between $3,766 and $10,760. Much like an apartment, the owner of a condo might not have permission to paint the outside of their home because the building's exterior paint might fall under the responsibility of the homeowner's association. Further, the association might have rules restricting what colors and types of paint a condo owner can use inside their home. When painting a condo, it is essential to check with the HOA before hiring a painter.
Exterior paint costs $30 to $80 per gallon for standard acrylic or latex. Mineral-based exterior brick paint costs $100 to $150 per gallon. Exterior paint costs $200 to $1,200 total for an average house. One gallon of paint covers 250 to 400 square feet with one coat. Two coats are recommended for long-lasting coverage. Primer is required on most bare surfaces and recommended on all surfaces for the best results. Two coats do not always require double the paint because the second coat often uses less paint. Porous and textured surfaces like brick, stucco, and concrete require more paint. Estimate one gallon of trim paint for every 6 to 8 gallons of exterior paint.
*The amount of paint needed depends on how many coats you need to apply, the porousness of the wall surface, and the paint quality.
Sometimes your siding may be in such poor condition that some of it needs to be repaired prior to painting. If this is the case, you can expect further costs of around $600 to $1,200. Wood and vinyl siding are especially susceptible to foundational movements and harsh weather conditions. That’s why it is so important to inspect your exterior in its entirety before you begin painting. A professional can fix loose siding by nailing it back into place and securing everything together.
Most surfaces that are being painted for the first time or that are making a significant color change need to be primed before they can be painted. Primer helps the paint adhere better to the surface, so it will last longer and it does not soak into the surface, not requiring extra coats. In some cases, primer can also help prevent discoloration of the paint, such as is the case when painting cedar; cedar sap can bleed through paint in a condition known as cedar bleed. Priming blocks this sap discoloration so the paint job stays looking fresh longer. If you are making a significant color change, from light to dark or dark to light, primer can help bridge the gap more easily, cutting down on the number of finished coats of paint.
House was 1,100 SQ Ft and only soffit and trim were painted. Garage was 480 Sq ft and that needed 100% of area painted. Charged me $524.00 for supplies and $2,690.00 for labor. I feel like he charged nearly $1,000 too much. He did not repair any wood but said he washed the exterior and sanded and caulked as needed. Did I pay too much? Labor and material costs vary from project to project, so house size isn’t the only thing that affects your overall price. Different kinds of paint will cost more or less per gallon, certain contractors will charge higher hourly rates, and the material of your siding will determine how much paint you have to use.

So you painted the nursery blue because you were expecting a boy. And 15 years later your bright young man is not so interested in baby blue anymore or wearing those adorable booties. What worked in infancy doesn’t fly when they’re the star goalie on the Walnut Creek soccer team.
Ignacio and his crew were prompt, hard working and very detail oriented. They got the exterior of our one story 3br ranch done in just over 3 days! 2/3 of that work was prepping the house even before painting- they are thorough!Everyone that worked on our house was very respectful and they were the best quote we got in town, with no surprise charges at the end. We couldn't be happier with the service Mayco provided us with, highly recommend.
